Garages and sheds look like simple clutter jobs from the outside. In practice they're one of the most hazard-dense spaces on a property, and most of that risk is invisible until someone starts moving things.

  • Old paint, oil and solvents

    Half-used tins of gloss, engine oil, white spirit and old fuel are classed as hazardous waste. They can't go in a wheelie bin, a skip, or a general waste load - each needs a separate, documented disposal route.

  • Weedkiller and pesticides

    Old stock of glyphosate, slug pellets and other garden chemicals often sits on a shed shelf for years. Some older formulations are now banned substances and need specialist handling, not a trip to the tip.

  • Gas bottles and pressurised containers

    Camping gas, patio heater bottles and old blowtorch canisters are a fire and explosion risk if crushed or compacted. They must be identified and removed intact to an authorised facility.

  • Car batteries

    Lead-acid batteries contain sulphuric acid and heavy metals. They're recyclable, but only through a permitted route - never in with general scrap or household waste.

  • Asbestos cement roof sheets and panels

    Grey corrugated garage roofing and flat asbestos cement panels were standard until the late 1990s. Left undisturbed they're low risk, but drilling, breaking, jet-washing or simply pulling them down releases fibres that are a serious long-term health hazard.

  • Rotten or unstable structures

    A shed or garage that's been neglected for years can have a weakened roof, rusted fixings or rotten joists. Dismantling it without knowing what's holding it up is how people get hurt.

    Contents Cleared & Segregated

    The crew empties the garage or shed first, sorting reusable items, scrap metal, general waste and hazardous items into separate loads on-site.

  5. STEP 05

    Structure Dismantled (if required)

    Rotten sheds and timber garages are dismantled and removed. Asbestos cement roofing or panelling is left in place for licensed removal, never manually broken down by our general crew.

  6. STEP 06

    Lawful Disposal & Sign-Off

    Waste is taken to permitted facilities, hazardous items are consigned separately, and you receive Waste Transfer Notes plus photographs of the cleared space.

Every garage and shed job is different depending on age, roof type and how long it's been left. These are the details that most affect price, timescale and safety.

Asbestos cement garage roofs and panels

Corrugated grey roof sheets and flat cement panels were used extensively on garages and outbuildings into the 1990s. These are never lifted, cut or broken down by our general clearance crew - if a roof or panel is suspected asbestos cement, it's assessed and, where confirmed, removed under a licensed asbestos removal process with sealed bagging, air monitoring where required, and a Consignment Note documenting disposal at a licensed asbestos site. It is never mixed into general waste or a skip.

Old paint, oil, fuel and solvents

Tins of gloss, undercoat, wood preserver, engine oil, two-stroke fuel and white spirit are classed as hazardous waste. We segregate these on the day and route them through a licensed hazardous waste facility with a Consignment Note - never poured away or binned.

Weedkiller, pesticides and garden chemicals

Older stock, particularly anything without a modern child-proof cap or a legible label, is treated as hazardous. Some active ingredients common in garages twenty or more years ago are now restricted, and these are handled through the same hazardous waste route as paint and oil.

Gas bottles, batteries and pressurised items

Camping gas canisters, patio heater bottles and lead-acid car or motorbike batteries are identified and kept out of the general load. Gas bottles are returned or taken to an authorised handler intact; batteries go to a licensed battery recycler.

Dismantling rotten sheds and outbuildings

Where the structure itself is being removed - a collapsing timber shed, a rusted metal outbuilding, or a garage being demolished ahead of a rebuild - we dismantle it in sections, checking for embedded asbestos sheeting, rot in load-bearing timbers, and any wiring still connected before work starts.

Rodent and wasp nest checks

Garages and sheds that have been sealed up for months or years are a common spot for wasp nests in the roof void and rodent activity around stored boxes and insulation. We check before clearing and can arrange treatment through our pest control service if activity is found, rather than disturbing a nest mid-clearance.

How much does a garage or shed clearance cost?

We price by load, in line with our standard waste bandings - a quarter load from around £90, a half load from around £140, and a full load from around £200, all excluding VAT. Hazardous items such as paint, oil or gas bottles may add a small surcharge to cover their separate disposal route. You'll always get a written quote before we book the job.

Can you remove an asbestos garage roof?

We assess it on site and, if it's confirmed as asbestos cement, arrange licensed removal separately from the general contents clearance. Asbestos roofing is never lifted, cut or included in a general waste load - it has to go through a licensed process with its own paperwork.

How do I know if my garage roof is asbestos?

Grey corrugated sheeting or flat cement-style panels installed before the late 1990s are commonly asbestos cement. If you're not sure, don't drill, jet-wash or break it - our crew will inspect it during the free survey and advise before anything is touched.

What happens to old paint, oil and weedkiller in the garage?

These are hazardous waste and are kept separate from the general clearance. We route them to a licensed hazardous waste facility under a Consignment Note - they're never poured away, binned or mixed into a skip load.
