A house clearance is the structured removal of the contents of a property - furniture, soft furnishings, kitchenware, electricals, personal effects, garden items, lofts and outbuildings - so the property is left empty, swept and ready for sale, letting, refurbishment or handover. A proper clearance separates items of value, items for charity, items for recycling and items for licensed disposal - each routed correctly with a paper trail.
Our typical clients are families clearing a parent's home after bereavement, executors and probate solicitors administering an estate, owners downsizing or relocating, landlords reclaiming abandoned tenancies, and councils or social services responding to safeguarding cases. A typical three-bedroom property is cleared in one to two days, but probate timelines can require us to hold and document items before disposal. Booking 7–10 days ahead is ideal; 24–72 hour turnarounds are available for urgent work.
DIY clearance often costs more in skip hire, time off work, fuel and council disposal fees than a professional clearance - and crucially, items of real value (jewellery, original art, antique furniture, historic paperwork, family photographs) are routinely lost in self-managed clears. We attend within 24 hours, walk the property room by room, flag valuables, agree what stays and what goes, and confirm vehicle access.
You receive a written quote with the date, the crew size, the disposal routes and any reuse or charity routing - typically same-day after the visit.
On the day, the crew works room by room. Anything flagged is bagged separately and handed to the family. Documents and photographs are always preserved.
Reusable items go to local charities (we use Age UK, British Heart Foundation and Emmaus). Recyclables are segregated. The remainder is taken to licensed transfer stations under EA waste-carrier authorisation.
The property is swept, photographed empty, and you receive a completion pack with Waste Transfer Notes and before/after evidence.

Heavily cluttered properties require structured access, PPE, biohazard awareness (rodent contamination, food waste, sharps), and a graded sort. We have specific protocols developed with social services for Level 4–5 hoarding scenarios - these often overlap with our environmental cleaning service.
Where a homeowner is moving into care, we coordinate with care homes and family to preserve continuity - a labelled set of personal items goes with them, the rest is cleared cleanly.
Where a tenant has left belongings behind, we follow Torts (Interference with Goods) Act protocols - itemising and photographing what's removed and holding it for the statutory notice period where required.
These are typically left until last in DIY clearances and become the bottleneck. Our standard scope includes lofts, garages, garden waste, sheds and outbuildings - no separate trips required.

Most three-bedroom properties are cleared in one to two days with a two- or three-person crew. Larger estates, hoarded properties or properties with outbuildings can run to three or four days.
Anything that looks valuable, sentimental or important - cash, jewellery, documents, photographs, original artwork - is flagged, set aside and handed to the executor or family. We never make unilateral 'this is worthless' decisions.
