How much does loft insulation replacement cost?
Removal of old or contaminated insulation starts from £450 for a typical 3-bed. Replacement (new insulation only, excluding removal) starts from £650. A full strip-and-replace package for a typical 3-bed runs from around £1,050 depending on access, contamination level and whether asbestos screening is required. You receive a fixed written quote after the loft survey.
Do I need to leave the property during the work?
Not usually. The loft hatch is sealed with a containment screen and we work from the loft only - there's no dust release into the living space. For households with severe asthma or immunocompromised members we'd recommend being out during the strip-out hours.
How long does the work take?
A standard three-bed loft is completed in one day. Larger properties or those requiring asbestos screening are typically two visits across a week.
Will my EPC improve?
Almost certainly. Going from less than 100mm or compressed insulation to a fresh 300mm BBA-certified install reliably moves an EPC up one band - sometimes two - depending on the rest of the fabric.
Can you handle a loft where mice or squirrels were?
Yes - this is the most common reason we're called. We work to BPCA post-eviction protocols: bagging at source, HEPA-vac of the deck, virucidal/bactericidal treatment of joists, and reinstatement with deterrent measures at eaves.
Is the old insulation classed as hazardous waste?
Rodent-soiled insulation is treated as Category 2 animal by-product - disposed of under our EA waste carrier licence with documented transfer. If asbestos is identified, that portion is handled separately under hazardous waste consignment notes.
Do you guarantee the work?
Yes - materials carry the manufacturer warranty (typically 30 years for BBA-certified mineral wool) and our workmanship is guaranteed for 12 months. We provide a completion certificate suitable for insurers and future EPC assessors.
Can you work with my insurance claim?
Yes. Where loft contamination forms part of a pest-damage, flood or fire claim, we provide quotation, scope of works and completion paperwork in the format loss adjusters expect.
